Rain or shine, the good times always continue at Roundabout Oxford. We do not provide credits or refunds for inconveniences caused by weather conditions. Our cancellation policy varies based on how far in advance you notify us of your cancellation.

For Cottage Rentals:

3+ WEEKS: You will receive a refund for your stay, minus a $25 cancellation fee per cottage rental OR a full refund issued as a credit

2+ WEEKS: 50% of reservation issued in a credit

LESS THAN 2 WEEKS: Full reservation forfeited

For RV Sites:

2+ WEEKS: You will receive a refund for your stay, minus a $25 cancellation fee per RV Site OR a full refund issued as a credit

1+ WEEK: 50% of reservation issued as a credit

LESS THAN 1 WEEK: Full reservation forfeited

For Add-Ons:

​1+ WEEK: You will receive a refund, minus a $10 cancellation fee, per add-on, issued as a credit

LESS THAN 1 WEEK: Full reservation forfeited

For Cabanas:


If inclement weather makes the water park unavailable for a total of 4 or more hours on your rental day, you can select a full credit or reschedule to an available date (based on availability).

Refund Policy:


Refunds are prohibited for weather conditions, voluntary departure, acts of nature, or evictions. Any refund processed will be refunded in the same form that it was originally paid or a reservation credit can be issued towards a future stay to be used within one year from the date the reservation credit was issued. All refunds processed via credit/debit card will be processed back to the original credit/debit card used, no exceptions.

Change Policy:


Changes to reservation arrival or departure dates made outside the cancellation window (2+ weeks for RV Sites or 3+ weeks for Cottage Rentals) will be allowed with a one-time courtesy change. Any subsequent changes will incur a $15 service fee. (Refer to the specific policy above.) The guest is responsible for any difference in rates. Changes that decrease occupancy or pets, resulting in a credit, will issue a credit to your account, valid for one year from the date of issuance. Reservation arrival or departure dates cannot be changed within the cancellation window.

Payment Policy:


Full payment is required at the time of booking. We gladly accept Visa, Mastercard, Discover, and American Express. All outstanding balances must be settled 30 days prior to arrival. Any balances remaining 29 days before arrival will be automatically charged to the payment method used for the initial deposit, without further notice. Declined final payments will result in cancellation, subject to the cancellation policy.

No Show Policy:


Reservations will be held until check-out time on the day following your scheduled arrival. Failure to check in will result in the complete forfeiture of payment.

Roundabout Oxford’s cancellation policy may be adjusted in the event a natural disaster — such as a ice storm, hurricane, or tropical storm watch/warning — is issued for the resort area or the guest's residence within 48 hours of the reservation arrival date. It also applies if there is a mandatory evacuation and the resort will be closed for an extended period.
